Common questions
Is an e-SPA legally valid?
Yes. The e-SPA is approved by KPKT and carries the same legal effect as a printed, signed SPA.
Do I still need a lawyer?
Yes. An e-SPA doesn't replace your solicitor.
What if I'm not Malaysian?
You verify your identity in IDSaya using your passport instead of a MyKad. The app supports a range of country dialling codes for registration.
When does e-SPA apply?
From 1 January 2026, SPAs for residential units under construction are signed through HIMS.
Is my information safe?
Signing happens through the Government's HIMS platform, with identity verification and a time-stamped audit trail for every signature.
